By the time an excavator arrives, the economics of a demolition project are already fixed. What was recovered beforehand, what was scrapped intelligently, and what was simply buried in the rubble decide whether the site clears at a cost or closer to a wash. What AssetBuilt does on a demolition project

AssetBuilt is not a demolition contractor. We do not swing the machines, and on any project there will be a licensed demolition firm that does.

What we provide is the asset side: identifying, valuing, marketing and removing everything in the building that is worth more to a buyer than it is as debris, and doing it on a schedule that does not delay the contractor's mobilization.

That work sits between the end of operations and the start of demolition, and it is frequently compressed or skipped — because the closure team has dispersed, the redevelopment clock is running, and nobody owns the gap.

Skipping it is expensive in both directions: recoverable value goes into the pile, and material that could have offset the demolition cost gets paid for as disposal instead.

The second number is the one that is usually left on the table.

Recovery ahead of demolition

The window between shutdown and mobilization is short and fixed. What can realistically be recovered in it depends almost entirely on how early the work is planned.

Pre-demolition asset survey

A walk of the site to record what is present and what is recoverable — production equipment, infrastructure, tooling, inventory, and the building systems that have resale value in their own right.

Recoverable versus residual

Each category is sorted: sold to a buyer, sold as scrap by grade, or left in place for the demolition contractor. The test is whether removal cost and schedule risk are less than realizable value.

Marketing against the clock

Assets are marketed to a global buyer network on a timeline set by the demolition programme, typically via auction or bulk transaction where the window is tight, and targeted outreach where an item warrants it.

Removal inside the window

Buyer access, rigging, utility isolation, insurance compliance and site security are managed so removal finishes before mobilization rather than delaying it.

Hand over05

Clean handover to the contractor

The building is handed to the demolition team in the agreed condition, with documented reconciliation of what was recovered and what remains in place.

Scrap is a revenue line, not a disposal cost

On a large industrial site the recoverable material stream is substantial and highly variable in value. Segregated and sold by grade it offsets project cost. Mixed and hauled it becomes an invoice.

The difference is a function of sequencing and segregation, both of which have to be decided before removal starts rather than negotiated afterwards.
